Commercial plumbing built in phases — not afterthoughts
Commercial new construction plumbing is a sequence. Underground rough-in goes in while the site is open. Top-out (above-grade rough-in) runs before insulation and drywall. Setting fixtures finishes the job after tile, paint, and casework. Miss a phase and you cut floors, delay inspections, or reopen walls.
Team Everflow handles that full plumbing path for commercial builds in Rockwall, Royse City, and nearby DFW — offices, restaurants, retail, warehouses, and plants. Licensed Master Plumber #M37903, family-owned since 2006. Call (469) 532-0101 to bid with your GC schedule.
Underground rough-in
Before the slab or while trenches are open, we install building sewer, laterals, domestic water service, and floor drain / cleanout locations that match the plans. Grease interceptor stubs, storm ties, and process drains get set when the drawings call for them — not as a change order after concrete.
We work to North Texas code and schedule underground inspections with your builder so the pour or backfill is not waiting on us.
Top-out — walls open, lines in
Top-out is the above-grade rough-in: supply and DWV through framing, stub-outs for restrooms, break rooms, kitchens, mop sinks, and equipment. Water heater and utility connections are stubbed for the finish phase. This is when fixture counts and locations get locked to the plan.
We coordinate with framing and MEP so risers and chase space stay clear. Top-out inspection support is part of the package — we do not leave your GC guessing who owns the punch.
Setting fixtures — trim-out and closeout
After finishes, we set toilets, lavatories, sinks, mop sinks, wall hydrants, and commercial trim. Fixtures get flushed, checked for leaks, and walked with your punch list. Light commercial work beyond new builds also lives under /commercial/plumbing and /services/commercial-plumbing.
